GENERAL CONDITIONS.   FIRST: Reservations will be confirmed only if the minimum advance of 20% of the corresponding reservation has been paid, being only valid for the people and dates indicated. Pre-booking is understood as the time from when the client confirms verbally or in writing his intention to rent the house, until the payment of 20% of the total amount, which must be made effective before two days after the pre-reservation. The cancellation of the reservation within 7 days before the date of occupation, will result in the loss of the amount paid and could claim payment of the outstanding amount, if it occurs 1 days before entry. Likewise, in the event that the cancellation of the reservation due to force majeure made by Casa Rural La Chirumba, the amount will be refunded in full and everything possible will be made to find an alternative accommodation, if the client so wishes. SECOND: At the entrance to the house will be paid the rest of the amount of the stay and a deposit of 200 euros, which will be in deposit being returned at the exit if there are no damages or extra cleaning and / or conditioning expenses. THIRD: As a general rule, no more people than those stipulated in this contract will be admitted. If there is a need to accommodate a larger number of people, the property must be notified to authorize their accommodation. If this exception is disallowed and the client still exceeds the established limit, the owner reserves the right to cancel the contract immediately, requesting the eviction of the house and its facilities without any type of economic compensation. FOURTH: The check-in time will be at 16:00 and the check-out time at 12:00. The contract will be automatically terminated, without prior notice, on the date and time indicated on the first sheet of the contract. However, these hours can be modified, upon request by the client and if the arrival of new customers allows it. If permission had been given to leave after the agreed time, and there is no such departure, a plus of 100 euros would be paid for an unagreed time increment and for the work of the cleaning and maintenance staff; having in any case to leave the house on the day of departure. In any case, the client will vacate the house at the agreed time and return the keys to the Manager-Lessor of the Rural House. FIFTH: Pets are not allowed: dogs, cats, birds, or other pets, inside the house for reasons of hygiene, unless expressly authorized in writing at the time of booking, and conveniently outlined in the additional observations set on the first page of this document. SIXTH: The rent includes: bed and bath linen (sheets and towels), consumption of running water and electricity, appliances, crockery, cutlery, glassware, kitchen utensils, cleaning supplies, furniture, and cleaning before your entry. During the stay the cleaning is at the expense of the Client-Tenant-Booker. In the event that the house is returned with damage or in poor conditions of cleanliness and order, the deposit delivered will be retained, reserving the Manager-Landlord the power to take legal action against the Client-Tenant-Booker. A complete inventory of the equipment and belongings of the rural house is carried out, which is attached to this contract. SEVENTH: The owner as Manager-Lessor of the Rural House "La Chirumba" may automatically terminate the contract, not being a reason for the refund of amounts or bonds or any compensation, in the following cases: 1.- Excess of unauthorized occupants described in the third clause. 2.- The assignment or sublease of all or part of what is the subject of this contract. 3.- Take furniture outside the interior of the Rural House: tables, chairs, television, belongings, etc. 4.- Failure to comply with the usual rules of urbanity, hygiene, coexistence or public order. 5.- Improper, inappropriate or negligent use of the facilities or any of the equipment that integrates it.
